Emergency repairs are where health and safety or the security of a property is at risk and we aim to complete them within a maximum of 24 hours. The most important of these repairs will be done within 4 hours. We offer an out-of-hours emergency service after 5pm which should only be used for emergency repairs. Please be aware that you may have to pay a charge if the contractor attending decides it was not an emergency. An adult must be present at all repair appointments, our contractors cannot do the work if there isn't.

Examples of emergency repairs:

  • Board up a window or external door, making it safe and secure
  • Reinstate the electricity or water supply to the property if there is a total loss
  • A door lock with a mechanical fault (this does not include broken or lost keys)
  • Communal blocked main drains that are affecting all properties
  • Plumbing leaks that cannot be contained in a bowl e.g. waste or supply pipes

Emergency repairs also include making safe:

  • A broken or missing manhole cover
  • An internal burst water pipe that cannot be turned off at the stop cock
  • Broken stair treads, handrails, banisters or trip hazards
  • A roof leak which is causing serious water damage
  • Guttering and loose roof tiles, if it poses a health and safety risk such as the roof tiles flying off

Here are some examples of non-emergency works:

  • A minor leak from a radiator that could be contained within a bowl
  • Lounge light not working
  • Leaking gutters or overflows
  • Blockages to basins, baths, showers, sinks and toilets.
